Routine Inspections

What is a Routine Inspection

It is an inspection conducted, at a minimum of once every quarter, during the lease agreement period to review the condition and quality of the property and ensure it is in good condition and free of maintenance issues. It is also a time to identify any lease violations that need correction.

When do we conduct Routine Inspections

Routine Inspections are conducted at the following times:


  • One week following move in
  • Once every quarter
  • One week following receipt of a lease violation
  • 60-90 days prior to lease renewal

What is the notification period

We will try to work with your schedule and will usually provide a minimum notification time of 48 hours.

What do we look for during the Routine Inspection

During the Routine Inspection we will be identifying any major issues that could cause long-term damage.


Examples include:


  • Floor Scratches
  • Wall Dents
  • Stained Carpet
  • Damaged Blinds
  • Mold Growth
  • Missing or Damaged Cabinet Doors
  • Damage to Cabinets
  • Missing or Damaged Interior, Exterior, or Security Doors
  • Broken or Cracked Windows
  • Missing Window Screens
  • Missing Smoke Detector or Missing Batteries in Smoke Detectors
  • Condition of AC Filters
  • Monitor Wet Areas (for potential water damage)
  • Check for Leaking Faucets (interior and exterior)
  • Check Exterior Clading of the Home for Damage
  • Check Exterior Locks and Landlord's Key
  • Check Condition of Landscaping (including lawns, trees, and plants)
